EXTERNAL RESTORATION OF ONE OF LONDON FAMOUS AUCTION HOUSE

THE CHALLENGE

  • Restoring the famous auction house including its masonry, sash windows, various roofs, external plumbing and decorations.
  • Coordination of the works alongside the high security requirements of the client and their on-site caretakers.
  • Undertaking the works to the complicated courtyard with numerous lightwells where a full scaffold is not feasible.
  • A chimney stack that was leaning and structurally compromised.
  • Maintaining the clients access to the building throughout, particularly when they had main events or exhibitions organised.
  • Navigating the additional site security requires associated with the Queen’s funeral.

WHAT WE DID

    • We created a very detailed phased program of works, prioritising the works to the offices during the summer breaks.
    • Carried out all works to the courtyard using a combination of around 30 cradle points and abseilers.
    • In liaison with the structural engineer, we pinned and strapped the defective chimney stack.
    • Fully scheduled both the masonry and the joinery repairs using Site Audit Pro, creating a photographic before and after schedule.
    • Liaised daily with the site security teams and created specific RAMS to assess the implications of each scaffold access point.
    • Undertook a reduced noise program when events were on.
    • Installed additional security around the scaffold including moving an existing complicated CCTV system during the Queen’s funeral.

WHY WAS IT A SUCCESS

  • The project was delivery to a very high standard and on time.
  • We stopped numerous roof leaks to the terraces and provided edge protection so the client could maintain the roofs going forward.
  • The project was undertaken very much around the specific requirements of the Client and in a way that caused their business as little disruption as possible.
  • The restoration future proofed the building in line with the greater Planned Maintenance Scheme.
  • The Client a was able to add information to their systems concerning the products used and works undertaken in order to improve maintenance going forward.
  • We maintained a great relationship with the client who we understand want us to tender for the next phase of the works in the new year.

A S Ramsay undertook the external refurbishment of Christies Auction House under our direction as Contract Administrator. They were always on hand to deal with problems, very proactive and their site manager, Danny, managed the complexities of this project to ensure it was delivery to meet the client expectations. I would, and have, invite them to tender for similar projects in the future.
