Cladding remediation project

THE CHALLENGE

  • Damaged cladding which had partially fallen off the building during storm Ciara.
  • An existing shiplap board on the external face of the building identified as being combustible timber. This system would assist the external fire spread.
  • External balconies fitted with combustible timber decking board.
  • An EWS1 form rating of A1 due to the presence of timber decking on balconies and shiplap board on external walls.
  • No adequate fire breaks or cavity barriers on the external wall behind shiplap board.
  • No adequate fixing to aluminium fascia and soffit panels which were becoming loose and at risk of failing in high winds.
  • A leaking main roof.

WHAT WE DID

  • Attended site with a cherry picker to temporarily affix the loose cladding.
  • Erected an emergency scaffold to secure the remaining unfixed cladding.
  • In line with the Employers Requirement document, we designed a full A1 rated Cedral Click Cladding System with Siderise cavity barriers horizontally and vertically, as well as replacement A1 rated Hyperon Aluminium timber decking.
  • We obtained Building Control Plans Approval.
  • We stripped the shiplap board from building and disposed them safely from site whilst maintaining its waterproof integrity.
  • We fitted the new cladding system according to all manufacturer’s guidelines as well as replacing defective fixings to the soffit panels.
  • Removed the existing cantilevered balconies and refixed them securely to the new system.
  • Replaced all decking to the balconies.
  • We liaised with the Building Control Officer and achieved a Building Control Certificate on Completion and the building achieved EWS1 form with A1 rating.
  • Repaired the negative falls to the rainwater disposal system, identified the roof leaks and carried out patch repairs.

WHY WAS IT A SUCCESS

  • The building has now been assessed as having an A1 rating.
  • Residents can now fully insure their properties.
  • The cladding is now properly secured after being installed incorrectly previously. 
  • The fascia and soffit are now not at risk of falling due to inadequate fixing.

The Enterprise cladding project was extremely stressful for multiple reasons. The damage to cladding caused by Storm Ciara in 2020, just a few weeks before Covid and then we encountered a number of issues with insurers, management agents etc. that took a good part of 24 months to resolve. During this time as Director of the residents association, I worked with ASR's Director, Jamie Godman. Jamie was not just empathetic towards our situation but also pragmatic in his approach. The team's ability to focus on solutions in the most customer friendly and professional manner stands out in all my dealings with ASR. The works were completed late last year and the building has achieved A1 rating from an EWS1 perspective which is a welcome relief for leaseholders at EP
