The Challenge

  • An existing render system which had been identified as being a combustible expanded polystyrene system (EPS). This system would assist the external fire to spread.
  • External communal terraces with combustible timber decking board.
  • An EWS1 form rating of B2 which was not achieving an adequate standard of safety.
  • No fire breaks or cavity barriers throughout the external wall.
  • Difficulties for the Leaseholders in obtaining and maintaining insurance, as well as potential resale.
  • A leaking main roof and entrance steps.

What We Did

  • In line with the Employers Requirement document, we designed a full new A2-rated SPS Envirowall Render System with a fully filled cavity, as well as a composite decking system of reduced combustibility.
  • We obtained Building Control Plans Approval.
  • We stripped the whole building of the existing render system whilst maintaining its waterproof integrity.
  • We repaired any defects in the substrate.
  • We fitted the new SPS Render System to all manufacturers' guidelines.
  • Fitted new composite decking.
  • We attended monthly meetings with the residents to keep them updated on the works and produced a weekly Red Scheme Report on progress.
  • Completed the work on time in line with our Contract.
  • We liaised with the Building Control Officer and achieved a Building Control Certificate on Completion.
  • We overlaid the existing main roof with a Garland Liquid System and provided our client with a manufacturer’s 20-year guarantee.

Why Was It A Success

  • Building has now been assessed as having an A2 rating.
  • Residents can now fully insure their properties.
  • Some residents have now been able to sell their flats.
  • We have given the building a full lift and future proofed its maintenance for the medium term.
  • We achieved manufacturer membership approval and are now an approved installer.
